Low to moderate income levels (less than $50,000) can be determined by using the attached income limits or the CPD calculator on the HUD Exchange.
Question – How long does a client have to live in the home after receiving services?
Any property improved in whole or part with CDBG funds must meet or maintain a national objective (Benefit to low- and moderate- income (LMI) persons, aid in the prevention or elimination of slums or blight, or meet an urgent need) for a period of five years after the end of your agreement. If you fail to do that, your agency will be required to reimburse all funds expended on the property. If you fail to reimburse those funds, a lien could be filed against any property improved.

To achieve this, we plan to collaborate with the Department of Housing and Urban Development (HUD) to acquire homes and secure grant funding to support our housing initiatives. We aim to commence our first sustainable urban development project in 2025. In addition to offering affordable housing solutions for both renters and homeowners, we are committed to establishing an educational pathway that provides access to financial assistance and resources for first-time homebuyers and renters.
WSM will work closely with local contractors, developers, banks, and businesses to create an ecosystem that ensures home development aligns with residents’ needs. Our dedicated in house property management team will oversee the homes and ensure the proper maintenance of any properties rented to residents, thus ensuring the long-term quality and sustainability of the housing options we provide.
